Hiring a paving contractor is one of those decisions where the cheapest quote is almost never the best deal. Driveways and parking lots are not visible repair work — most of what makes them last is buried under the surface. That makes it easy for a sloppy or dishonest contractor to sell you a job that looks fine on day one and falls apart in 5 years.
This guide is for South Shore homeowners trying to figure out who to call. The same advice applies whether you are in Milton, Quincy, Braintree, Weymouth, Randolph, or any of the surrounding towns.
1. Get Three Quotes, Not Just One
Even if you have a contractor you like, get at least two other quotes for comparison. You are looking for:
- A wide gap on the low end — if one quote is 30%+ below the others, ask why. Usually it means thinner base prep, cheaper materials, or no real intent to honor any warranty.
- A wide gap on the high end — same question. Sometimes higher quotes reflect specialized equipment, premium materials, or unusual site conditions. Sometimes they reflect a contractor who is busy and not really interested.
The middle of the range is usually where the work is honest.
2. Ask About Base Prep Specifically
The asphalt you see is only the top inch or two. The 4 to 8 inches of compacted gravel base underneath is what determines whether the driveway lasts 8 years or 28. A good contractor will talk about base depth without you asking. If you have to pry it out of them, that is a signal.
Specifically ask:
- "How deep will you set the base?"
- "What aggregate are you using?"
- "Will you compact it in layers?"
You do not need to be a paving expert to evaluate the answer. You just need to hear specifics, not vague reassurance.
3. Verify License & Insurance
In Massachusetts, you want a contractor with:
- General liability insurance — protects your property if something is damaged during the job
- Workers' compensation coverage — protects you if a crew member is injured on your property (if the contractor does not carry it, you can be liable)
- Massachusetts Home Improvement Contractor (HIC) registration for residential work that needs it
Ask for a Certificate of Insurance (COI). A legitimate contractor produces it within a day or two without resistance.
4. Look for Real Reviews From Real Towns
Generic "5 stars, great work" reviews from anonymous profiles are not worth much. Look for:
- Reviewers with profile photos and review histories
- Reviews that mention specific projects ("driveway in Braintree", "patio in Quincy")
- A mix of recent and older reviews, not just a cluster of new 5-stars from the same week
- Responses from the business to reviews — both positive and the occasional negative
If a contractor's reviews are all 5 stars with one-line text and no specifics, dig deeper.
5. Get the Timeline in Writing
Reputable contractors give you a clear window: "we will start the week of X and the job will take Y days." Weather can move dates around in New England, especially around the shoulder seasons (April and October). That is fine — but the contractor should communicate when weather moves a date instead of going silent.
Get the schedule in writing, even informally over email or text.
6. Understand the Warranty
Asphalt warranties vary widely. A typical residential paving warranty might cover:
- Material defects for 1 to 2 years
- Workmanship for a defined period (often 1 year)
- Excludes things like normal wear, lack of sealcoating, or settling from soil conditions
Read what is covered. More importantly, read what is excluded. The exclusions tell you more about the warranty than the included items.
7. Watch for These Red Flags
- High-pressure "today only" pricing. Honest contractors do not need to pressure you.
- Cash-only requests or refusal to put quotes in writing.
- A deposit higher than 30 to 50% of the total. Standard practice is a moderate deposit at start, balance on completion.
- Vague company info — no physical address, no business license, no insurance documentation.
- Showing up uninvited. "We have leftover asphalt from another job and can do your driveway cheap right now" is the oldest paving scam in the book and still happens regularly in Massachusetts.
- Long delays in answering questions during the quote stage. If they are slow to respond before you have paid them, expect worse after.
8. Trust Your Read
This is a trades business, not a customer-service-script business. The contractor who shows up, listens to what you want, talks straight about the work, and does not over-promise is usually the right call. If something feels off in the conversation, trust that.
